congrats man!  that's awesome.  the only thing I ever get from the state is a tax bill lol.  its actually quite neat to see the title ping pong between two pals

PS. not that you have enemies or nothing but you should redact your address!  you never know what sort of MFE groupie is out there gonna try and follow you home lol
