I have a shared fence on the property line between a home that I own and a neighbor.
It is for a rental that I have in the Central Valley. It's a backyard wooden fence that is approximately 6 feet high.

I've had to do this before in San Jose and my neighbors here didn't have a problem paying their halves of the fence but I'm not sure if it was required of them to do so.

Can anyone tell me if there is a law that requires the neighbor to pay for half of the shared fence if it requires replacement or repairs?

Isnt that only if it is falling over  ? I heard that the best way is to push it over during a storm and that they are then obligated. Not mu advise. Heard it from a friend.

It's really important to NOT start any work on the fence until you have given the neighbor a written notice of your intent to rebuild the fence. If you start on the fence before talking with then, you're often completely on the hook for all costs and they get a free fence.

Our fence blew down....our insurance paid for half and neighbors insurance paid the other half.  I did the work and got it done for alot cheaper than contractors estimates we submitted to insurance company.   Probably did a better job too.

I did this few years back, worked out fine with neighbors on both sides.  The only minor problem was that one neighbor insisted that her friend's company do their side so it looks a little different but thats all.

I've heard stories of stubborn neighbors that refuse to pay their half.  Hopefully you don't have neighbors like that, but seeing how you're a dick, you probably will.   :smt044 :smt044

My neighbors paid for a new fence and didn't even ask.  A few months later they were going to have my large oak tree that hangs over their yard trimmed.  I did offer to pay 1/2 on the tree. They still haven't sent me the bill. 

Suck it up and be a good neighbor!

Before the owner of the house behind me agreed to share the cost of replacing the fence, the renter had the nerve to enter my yard to uss 2x4’s to prop up the fence. 😱
