Water heater is pretty straightforward if you're just replacing with the same size and location.
If you moving location or changing to tankless, then its a little more work but still a doable DIY with a few standard tools.

Where in the south bay?

I'm in Santa Clara.  I plan on replacing it with exact same size water heater in exact same place.   Never replaced one so I'm not very confident in my work.   :smt005

I am highly considering this.  How long have you had the tankless?

We’ve had it for 2 years. I installed it and Rheem is extremely DIY friendly. Never had the slightest problem with it. You are supposed to flush vinegar thru it once per year, which is easy.

Thanks for the help everyone...Well everyone except Cowman!

Decided to stick with 40 gallon tank.  The plumber actually gave me his honest opinion and talked me out of the tankless as he didn't think it was necessary for a house with just 2 people.  Definitely something I will consider for the future though.
