Topic: Need help with deed/title work...anyone?  (Read 488 times)

About 7 or so years ago, I was added to the title during a refi so the agent handled all the paper work.  Now, reading up on it, I'm a bit lost.   :smt009

Currently, title only has 2 people listed, me and my mom.  My mom is looking to remove herself from the title, but the county said depending on how the new deed/title is drafted, we may or may not need to pay transfer tax since we're family.  The county roughly mentioned transfer tax 55 cents per $500.

She currently doesn't have any stake in the property, just lives here for now, but she would like to remove herself for any future liability reasons.

Anyone have experience doing this or do this type of work?  I'd gladly pay for your assistance/services. Any input as to the best way to go about it would be appreciated...I'm total noob when it comes to these things.   :smt044

I'm working through a similar situation.  I believe she just needs to fill out a "quit claim deed" and a couple other forms.  Let me double check when I get home.

Be EXTREMELY CAREFUL.  Title issues aside, you don't want to run the risk of making a mis-step and incurring capital gains tax or triggering re-assessment and paying more in property taxes.  Just based on the information you provided, I get the feeling that there may be some "home remedy" estate planning going on. The situation sounds all too familiar.
