  Does anybody have anything good to say about any refinancing institutions?   We just received our "Closing documents" and surprise what's in the document and what been in the 5 last packets we've received from them don't match (Not in our favor!)
  Needless to say we're not happy and searching for a new company.  Wife has read reviews of our current company (Capital one  :smt011)we thought was good,turns out their not! Their just as bad as BofA the schiesters- were trying to get out from under! :smt013
  Can anyone recommend  a mortgage company they didn't have grief dealing with? And trust, and had an easy refinancing with?

My credit union (patelco) always beat big banks when it comes to rates. I've gone twice already with them. Go for 15 years if you can.

I've been pretty happy with the online lenders that I use.

If you're so far along that you received closing documents (rather than a GFE or whatever they're called now), you would probably be out some fees if you back out now.  What are the differences in the closing docs compared to previous?  Some items are allowed to change, others are not.

Kat Whitman (http://www.whitmanmet.com/) did our refinance. She was patient, helpful and on top of everything through the whole process. The rate was good enough that our previous loan broker couldn't get close to it and claimed it was too good to be true and might be a scam. We completed everything online and over the phone. No surprises.

I've never gotten good rates or fees at the big banks.  Try a local credit union, I've personally had good experience with https://www.boxhomeloans.com/todays-rates/.

Also http://www.fatwallet.com/forums/topic_view.php?catid=52&threadid=788032&start=0 has a lot of good information on comparable lenders.

 Capital One is operated by the biggest bunch of thieves  in the industry... Anybody but.

  Go to a local mortgage lender.   They have programs that shouldn't cost anything out of pocket with a slightly higher APR.
Sometimes the fish isn't the only prize.

There is a guy in Stockton, he runs his mobile mortgage company our of a van. To keep costs down, he sells fresh seafood too. Fill out all the papers, pay the non-refundable deposit, and in two weeks, half the interest you currently have! I will see if I can get a flyer.
