Ok so here's the deal.  Rather than me go out and hunt down a bunch of subs, I figured i'd ping you all. Here's the work we need, if any of you are interested in bidding-- yes they are paying jobs, let me know.

Floor install: Approx 1700 sqft of woven bamboo floor, one staircase.  Start about Feb 7. Done in two rounds: 1000 sqft downstairs + staircase, then three weeks later 700 upstairs.

Painting: 5 or maybe 6 rooms- i've kinda lost track in all the confusion. Start Feb 14 ( or when floor finishes)

Deck seal: 700-1000 sqft of deck: strip and seal. Was bare wood, so now needs to be stripped down (love that acid)

Pressure wash the deck. Much easier than acid.

I did the decks at a rental I used to live in, it too was bare wood weathered for a year. Pressure washed it and then used a little herbicide sprayer ($12) for the deck seal/stain. It worked great! Just in case you want to do it yourself...

Yep. Spray the deck with sealer/stain after you wash it but then follow the sprayer with a brush. This will get it into the wood better.

yah...pressure vs acid...

there is one point you all are missing though...after 15 months of remodel, i'm perfectly willing to pay someone to do it so i can go fishing on my weekends!

When it comes to refinishing a deck, I always go with the makita, 60 grit and elbow grease, then 120 and elbow grease, it comes out brand new, always a much better look than any wash, even 100 year old redwood looks and smells fresh and alive just a couple of cells down and its soft enouph so it doesnt take too long-one day for the sand on the flats, one day for the rails and finish. Top-grade oil finish.
