Hello,

I’m looking to sell my share of the R-Ranch in Hornbrook (just North of Yreka).

It’s a great place to spend time with tons of activities for the family including kayaking/rafting, horseback riding, fishing, hunting/archery range, huge pool, OHV riding, camping, etc.

Reason for selling:  We just don’t use it very often.  We tend to head to the coast when we get free time.  I also found out my daughter and I are allergic to horses which is one of the main attractions of the Ranch  :smt010

The Ranch sells shares for $1800 + $700/yr assessment = $2500  I plan to list this to Craigslist in a few days for $1700

NCKA price $1400 and I’ve paid the assessment through December 31st.  (The assessment is $700 per year but everything at the ranch is free to owners such as camping, horses, bunkhouses, etc.)

I bought an r ranch share a few years ago and I use it quite a bit.  A couple things:

It's $1800 to buy a share from the ranch with the first year assessment included.

The assessments went up over the winter.  It's now $795/yr.  There is also a $100/yr fee for trailer storage if you keep your trailer or rv there.

Everything Saw said about the activities is true.  And there's more - its close to the ski hill at mt. ashland.  There is a mile of klamath river frontage on a relatively calm stretch of the river.  There is a yellow perch fishery nearby.  It isn't far from Ashland, Or and everything that the town has to offer.

Being coastal, when the ocean is blown out in the summer you'll find me at the pool at r ranch.  I've got my pulse on the place if anyone wants more info, the good the bad and the ugly.

$1400 is a great price, if you are thinking about it, you should buy it.

R-ranch is on a prime steelhead/trout/salmon run right in the middle of the Irongate to Klamathon bridge float. If we didn't already have a cabin up there I'd be all over it. My friend's mom spends the whole summer there. Go check it out in a couple weeks and the salmon flies should be poppin', been a few years since I got up for the hatch but gonna hit it this year.

That float is pretty much all private property, having access is pretty sweet. With R-ranch access you could run Irongate to R-ranch twice in one day and hit all the best runs again after eveyone else has gone by.

Kids are able to go under your share until age 24.

YEah.  There is also one near platina and one in the sequoias.  There aren't any reciprocal privileges between them, they are all independent.

The main downside I see is not using it.  You have to pay the assessment every year whether you use it or not, so make sure you use it.

There is some drama and political stuff with the board that spills over sometimes but you can pretty much just ignore that.  Or try to take over, your choice.

I think there is a limit on how long you can stay. It's pretty long and just designed to keep people from living there, I take it as a plus.

As Crash mentioned, the greatest downside is not using the place. 

The politics are very easy to ignore.  As an owner you are able to vote for board members or even become a board member.  Very occasionally you'll hear someone voice their opinion on where improvements need to be made or money spent but it's easy to just nod and smile and carry on.  They send newsletters and once a year they send an itemized breakdown of where your assessment  dollars went.  The assessment money is used to pay utilities, maintenance, and staff payroll.

It really is a great getaway.  The Kalamath campground section alone is just awesome.

They just totally remodeled the klamath lodge.  I can't wait to see it.  I was going to go last weekend but life throws curve balls and I wasn't able to make it over.

I showed this to my wife and we are both interested as have come to really like that area, but realistically we'd probably only use it once a year.  still very tempting.
