Wife and I are thinking of buying a second, newer home  around Sacramento/elk grove area but unsure where to look in terms of a good neighborhood. Is there a place/area that we should avoid? Ideally, we would like to buy one here in the Peninsula, but realistically we can only afford the price that Sacramento can offer. She said  It'd be our retirement home (although, we're still in our early 30's, lol) or maybe a long term investment one.

Would also appreciate feedbacks on outside surrounding areas/city. Thank a bunch.

What's your timing? Are thinking in the next few months? My wife and I are thinking of selling our house and it would be a perfect retirement home. I attached a picture of a bass i caught in my back yard. My house has a dock to launch your kayak.

HERB, I LIVED IN SAC ALL MY LIFE AND KNO WHERE THE GOOD NEIGHBORHOODS ARE AND ARNT. ELK GROVE HAS GREAT HOME VALUES AND THE NEIGHBORHOODS LOOK NICE BUT IN THE RECENT YEARS THE CRIME HAS RISEN.. THE POCKET AND LANDPARK AREA HAVE SOME GREAT NEIGHBORHOODS TOO AND A LOT OF HOMES THERE HAVE SOME GREAT LAYOUTS. AND ITS RIGHT BY THE SAC RIVER./ GARCIA BEND LAUNCH... IMO, I WOULD SAY THE BEST NEIGHBORHOOD IN SACRAMENTO WITH GREAT FAMILY FRIENDLY ATOMOSPHERE AND LOW CRIME WOULD BE THE ONES IN EAST SAC/ COLLEGE GREENS AREA. CLOSE TO SAC STATE AND THE AMERICAN RIVER. GREAT HOMES WITH GOOD VALUES TOO AND EVERYONE FOR THE MOST PART ARE FRIENDLY, COURTEOUS, AND ACTUALLY TAKE CARE OF THERE PROPERTIES..HOPE ITS A START. BTW, THE SAC CREW IS TAKEN APPLICATIONS ALWAYS READY TO INCIATE

We recently moved to Mather. The neighborhood I am talking about is surrounded by park and the air base. Do to its location they cannot build any more homes in this area. The neighborhood is rather small and HOA. All the front yards are in excellent shape, 2 large parks, a school (K-5), trails, Mather gold course and Mather park (large pond and rec area) and best of all quiet. There are a few houses for sale. We really like the neighborhood.

Loomis is the place to be. We have great schools and Loomis Basin Brewery. What else could you want. The prices are a bit higher up here but the community is awesome and there's not much crime up here at all compared to any part of sac.

I have heard Natomas has a ton of houses, but if you look at the crime statistics (and I think there is a website that will map them for you?) Natomas is super crime-riddled.

I live in West Sac, but West Sac is almost two different towns, there is the old half with the low-rent houses, crime and projects, and there is the south side (literally separated by a moat, the deepwater shipping channel) is called Southport, with a few new neighborhoods, new parks, new schools, and Bridgeway Lakes (where each house has it's own dock onto a system of small lakes.) nothing in Southport predates,, 1993 I think, but the mayor is real aggressive with development, we have a gorgeous Nugget market, Lowes, Target, right inside Southport, not to mention the Ikea/SuperWallyWorld/InNOut and all that kind of stuff near the freeway.

If you are interested, take a look at Google Earth and search "Bridgeway Lake Community Park, then slowly zoom out, everything that is surrounded by water (deepwater channel on one side, Sac River on the other) is Southport, everything north of the deepwater channel is old west sac.

PS. West Sac is also close to a lot of places to go fishing!! :smt003
