Dude I feel for ya
but I would never want to rent out homes in a county like that one that controls so much no one I know and I know a lot of rental investors would keep you wile doing repairs on a recent purchase
Different areas different local laws I guess

I would caution about who you contact about the mold unless you are ready to move out within the hour.  An inspector could condemn the building for occupancy until it's cleaned up.  Meaning you'll be out on your arse.  Red Cross might help you out for a day or three, but after that, I don't know.
Thats not what the counsel told us. If the place needed to be vacant. It is the Landlord responsibility to find us a temporary place until all issues are resolve.

I don't doubt the landlord would be responsible, but do you honestly think he would on a short notice?  Somehow, looking at that mold, I doubt it.  He may have all sorts of reasons, but it would take yet another lawsuit to settle it and get him to reimburse you back for any costs you incurred.  Which gets back to my original concern; are you ready (meaning financially) to move out on a moment's notice?

Depending on the mold, they could board up the house. Get it tested, your families health should come first.

As a property manager I once had a tenant call me to tell me she had mold in her apartment. I told her someone would be right over to clean it up. She told me she wasn't letting anybody in until the health inspector came to see it the next day. The next day I got a call from the health inspector Who told me it was mildew not mold and that we were doing a great job.

On another occasion I had tenants go to a lawyer because their child's respiratory illness could be caused by mold that they thought might be under the house. I had the house inspected by a mold certified inspector Who found "a minimal amount of mold which could not pose a health threat". By this  time the tenants had racked up a $10,000 bill with their lawyer. They moved soon after due to financial difficulties.

Make sure your "counsel" only gets paid if you receive a settlement or judgment.

Thanks man. SFTU recommended some lawyers that are get paid when settles. I need to call Health Inspector from SF Rent Board and review the case once assessment is completed. They are requesting a physical testing for respiratory issues for my family, specially my sons allergy. If the mold do pose health threat the Attorney will move us to a place. Again thank you all for the input.

I'd follow the advice fs the SFTU and Lawyers. With the rent prices insanely high, lack of housing and the fact that on the Peninsula currently you have to have an income of $160,000 to qualify for a home loan, the best thing to do is work within the system. Squating in the long run will only hurt you and your family. Once you are forced out (sometimes at gunpoint) few landlords will rent to you, plus your credit will be destroyed.

In 2004 the Institute of Medicine (IOM) found there was sufficient evidence to link indoor exposure to mold with upper respiratory tract symptoms, cough, and wheeze in otherwise healthy people; with asthma symptoms in people with asthma; and with hypersensitivity pneumonitis in individuals susceptible to that immune-mediated condition. The IOM also found limited or suggestive evidence linking indoor mold exposure and respiratory illness in otherwise healthy children. In 2009, the World Health Organization issued additional guidance, the WHO Guidelines for Indoor Air Quality: Dampness and Mould. Other recent studies have suggested a potential link of early mold exposure to development of asthma in some children, particularly among children who may be genetically susceptible to asthma development, and that selected interventions that improve housing conditions can reduce morbidity from asthma and respiratory allergies, but more research is needed in this regard.
