I'd guess 8-10K per month of mortgage fees then another 3-5K in additional expenses like maintenence, permits, insurance, etc.
Maybe not the best way to spend 1.7mil. But I think it's a better investment than a residential home in most of CA...
Heck I'd commit to $100/month for 10yrs just for the free campsite or occasional cabin stay.

The rental properties are all over the lot. Need to do splits with houses on lots. Working on plan.

I don't see it worth anywhere near that price.
I can think of a ton of better deals for 1.7.
If it was a good deal someone with far more bank would have swooped it up by now.

Totally agree Mike anyone considering it hasn't looked at it.They are looking for a Sucker way too many liabilities. It been on the market for a long time if it was even close to being workable it would have been gone a long time ago. Beautiful spot but good luck getting a loan on it, gonna take some serious cash.

You don't always need a lot of cash for stuff like this. I've invested millions in my and other peoples money. I know how to structure deals. If it does not work, on to the next million dollar prop. They are everywhere. Its just a numbers game. It's fun.

I can say there are a lot of SFR's in the area selling for 600k and they don't really produce income, although they could I guess. I never looked at sold comps in the area for SFR either. Will be soon though.

Shelter cove campground has been for sale now for a long time too. 6 million if I remember right. Includes store and some other stuff.

Not sure if it is still for sale but across the water from this one was a 5 acre parcel for sale for 100k.  River front but no structures on it.  I thought about buying but would have to build a dock and do lots of clearing.  Wife wanted nothing to do with living in tsunami zone. 

When we stayed there for the Albion Open, I chatted with the property manager about the property being for sale.  It was his opinion that the owner would probably take $1.3M. 

Of course, this info and $1.85 can buy you a one-way BART ticket...

One of the issues with property along the river is it is not useable; too steep and/or too close to edge of river. There are also environmental guidelines that I'm sure are a mile long. All this would be if someone wanted to change or build something new, not what is already there.

Which can lead to absurd results. Back in the 90s in Eureka a strip club wanted to open up. The county and coastal commission balked, so the guy reverted to its previous use just to avoid all the change of use BS. So we had topless RV sales.
