Delta island for sale

Island is swampy and basically not usable unless you put everything on stilts. He is selling his lease and improvements only

Its not swamp.....its marshland    I can overlook an unusable backyard when the playground in front of you looks like that.   

At a bare minimum all you need is a dock, a gazebo and a flat deck space for tents and chillin.  It would be pretty cool with a couple huts. My daughter was telling me she misses going out to our houseboat in the summers and I was thinking of possibly buying another one next year but this is sounding like a more attractive deal.  900-1100 per year sounds pretty cheap....I'm definitely interested if you guys wanna put something together. 

PS, if you're gonna have options its best to check the island out and see what the afternoon winds and bug situation is like at each open spot.

Meh....whatever, I don't think his is that bad.....I'm not paying for any of his upgrades though, they're beaten down and we'd have to rework most of it.

Does not look like much in upgrades anyway. Most of us here are pretty sharp on value of things. We could build for less than 12g's. Unless permits are huge down there.

Whats the skinny on all the docks on one island , is this island split into many leases ? If so might be a good idea to find out who the neighbors are .

A weekend day trip is in order to visit the area.

Well, if I win this comedy contest, we can buy it outrite. Saturday, we can go check it out if anyone wants to. Weimarman thanks for the legwork. I am all in, we can do sweat equity for shares, for guys that dont have cash up front. But for fishing, duck hunting, could be our oasis!

I don't have a lot of cash but I'm in for something if this goes through.
But I hunk patience and research will pay off in spades

If we really want to do something like this we should see what else is available. Also find out the fine print for the delta leases in general. All that BS stuff we always forget about till we need to know. With that said, I believe I would be in.

I want in on this also. Looks like it could be a great time  on the water for sure. Let me know when the recon is going to happen.

Some of the fine print, No homes or enclosed structures. There are some that are there and grandfathered in. that is why if we do this we should hold out for a better one (end of this month possibly) The one that is being offered has not sold in the 2 years I know of that it has been for sale and could not be expanded much. The one she thinks will be up for sale soon has 2 A-frame houses that could be REPAIRED (not replaced, think remodel leaving one wall up) 12K for a ratty deck and 2 shade overhangs.... We could also own/lease more than one spot there. The yearly $1000.00 fund raiser would need some thinking threw also

I remember reading in the local paper a couple of years ago about many of the structures built on the Delta Islands not having proper or adequate sewage disposal methods.  Many of them were built by expanding old "fishing sheds" that were built years ago without building permits.  I believe the county was evicting people due to code violations and many of the people facing the evictions had been in these structures for many years but were unable to comply with the codes regarding sewage.  You guys may want to do some research around this issue before spending any money.  It would be great to have a place out there but it wouldn't be so great to buy somebody else's problem.

I love the idea !!  I am a carpenter/general contractor. I would be happy to help with any remodeling/upgrades. I could also probably come up with some cash. I am sure that sewage/septic is an issue there. Perhaps we could bury a plastic tank for sewage and have it pumped out every now and again. We may also want a freshwater tank also.
