I think the rules say that striper doesn't count during a power outage on a holiday, Dan.  Sorry!   :smt003

I was so busy dealing with a blown WATER HEATER that a barely had time to notice that the site was down.  I couldn't have read it anyway...too many tears in my eyes when I saw that the water had seeped under our brand-freakin-new laminate floor, which is already starting to buckle.  :smt013 :smt010  I guess I should be thankful that the house didn't burn down, but it's hard.

Sorry to hear that.  Hope your home-owners policy will replace it for you.  I know ever since I put hardwood floors in I've been paranoid about water damage.  Had two significan leaks, one from a toilet and one from the AC, but fortunately we were home and could avert a disaster.  One of the biggest weak links is the feeder line to the toilet.  Had a contractor patient of mine return from a trip to find a waterfall at his front door threshold.  Destroyed all his newly installed floors and cabinets.

So sorry bro. I remember spending one Xmas eve under my house wallowing in the mud soldering copper pipes after they froze and broke while I was at work.
Another time I went fishing in January with a buddy in Rio Vista. It was friggin' freezing.
He had just gone into escrow on his house selling 2 days before and had an offer on another contingent on his selling. When we got home the water pipes in his house ( running through the attic ) had burst from freezing ( I did say it was friggin' freezing ) and literally flooded his entire house.
Ceiling was falling, walls were filled with water, carpet had over 1'' of water throughout the entire house. The Fire Dept had come and turned off the water after a neighbor noticed it flowing out of his house and down the gutters. What a nightmare.

Tote,

Wasn't it that winter when it was 10 degrees in the day time? I was living in Arnold and had a pipe blow up under my house so I was doing the same thing you were.
