Hey guys,
Need to know if all doors in a business establishment need to be ADA compliant? if not all, which ones need to?

At my office we only had to replace the exterior door handles with ADA approved ones (lever style).
We already had wheelchair access.

I think so Joe. At least any paths of egress, bathrooms, water fountains, etc... I dont think  employee only stuff though, only publicly accessable,i.e. for customers. ADA compliance is tough and just one obstacle shutting down businesses.  Wait till title 24 energy efficiency is MANDATORY!!! GEEZ!! :smt013

Use to deal with this a lot. It's been awhile, but access and fire exit ways are critical. The number one headache is bathrooms and their doorways. With the door swinging into the bathroom it must be wide enough for a wheelchair and not encroach on a 48" circle in the bathroom. This allows for the wheelchair to turn around even with the door open. Like I said, it's been a few years so I would go online and research. Plenty of info out there.

You are going to need to watch the pounds of pressure required to open the door as well. If memory serves it was no more then 12 pounds of resistance to the spring return.

Dude, I would go to the source and ask to be sure...these things can change, and in my experience you want to err on the side of caution and have all your ducks in a row or it can come back and bite you in the ass.

There are many variables to trigger ADA compliance. To determine how much you may need to comply or why, ask your local building dept. Everything from type of occupancy classification of the building, whether its a new or an existing building, public or private etc... all plays a part. If you look at the 2010 California Building Code(chap. 11a & 11b) you can find many of the answers you are looking for, but keep in mind that the federal regulations govern all........CALDAAG is a great publication which may help too.......good luck

CalDag 2009 is the latest version - the book is about $75 bucks to purchase and about $50,000 worth of time you will spend interpreting it . . . .
